The Area

Randalls Cottages form part of the variety of buildings that were built up around the grand Georgian farmhouse with the unimposing name of Old Farm House on Vicarage lane between Tunstead and Smallborough. The house no longer sits as the centre of the local farm but rather as a private residence and the old farm buildings have been converted into Randalls Holiday Cottages with the games room and the heated indoor swimming pool at the centre of the complex.

Facilities on Site

All cottages have access to the swimming pool. Each cottage has private swimming time allocated as well as daily access. Please note that for your health and safety, guests should read and comply with the Swimming Pool Rules and sign the Pool Access record provided.

Bins are provided for guests past the main parking area. We request that our guests use the recycling bins where possible.

All cottages are served by septic tank. Sanitary products, cotton buds, nappy pads etc. may not be flushed down the toilets. Bleach and toilet descalers should not be used

Guests are requested to be considerate to other residents and monitor the noise level of their children and dogs. Children must be supervised at all times while on site. They are not permitted to play in the driveway or the parking area. Dogs must be kept on a lead when outside your own private courtyard. Dogs are not permitted in the Games Room or pool area.

Each cottage has an information folder containing details of facilities on site, local facilities, emergency, and other useful information. There is also a selection of maps and leaflets for local attractions. Further information can be provided on request.

Access Statement

Arrival & Car Parking Facilities

There is car parking adjacent to the side of the Ostlery and the Coach House. There is an additional allocated parking space for the Coach House at the gable end of the building. If further parking for the Ostlery is required, this can be arranged next door at Old Farm by prior arrangement. The car parking space for the Aviary is at the gable end of the Coach House. There are also two parking spaces for the Stables and one for the Granary adjacent to the Aviary parking space.

The parking area is gravelled and each cottage has a step up to the front door.

All roads leading to the site are quiet country lanes, and there is no footpath and no street lighting.

The Cottages

The Ostlery and the Coach House are on two levels and are therefore not suitable for those who have trouble with stairs. The Aviary, Granary and Stables have steps up to the front door, but are otherwise all on one level. All cottages are strictly non-smoking. Two well-behaved dogs are permitted in each cottage at no extra charge. Please note we have a Dog Policy that we ask you to follow. All cottages have electric heating and cooking.

The Coach House

Access is off the driveway with a step up to the front door. Coat hooks are provided inside the front door. Inside the cottage, the open-plan lounge and dining area has laminate flooring. The lounge has an open fire, two sofas, 6 dining chairs, tables and a rug The kitchen has laminate flooring.

The shower room is off the lounge area and contains a toilet, basin and shower enclosure with electric shower.

All internal doors have standard door handles, and all windows are double glazed with locks on all openings. All lighting insofar as is possible except for kitchen extractor light is low energy. A smoke detector, and a carbon monoxide detector are situated in the lounge.

The kitchen is fully fitted with laminate worktops and includes a fan oven, hob, extractor fan, stainless steel sink, microwave oven, fridge freezer, integrated dishwasher and washing machine.

The stairs and bedrooms are fully carpeted.

Bedroom 1 has a king size zip and link bed, a wardrobe, mirror, chest of drawers, chair, and two bedside tables.

Bedroom 2 has a king size bed, a wardrobe, mirror, chest of drawers, chair and two bedside tables.

Bedroom 3 has twin beds, mirror, chest of drawers, bedside table. There is a wardrobe on the landing with further hanging space.

The bathroom has a toilet, basin and bath with shower above. A rubber shower mat is provided.

All beds are fitted with mattress protectors. All quilts and pillows are hypo-allergenic and all pillows have pillow protectors. All bedding is hotel grade percale polyester cotton and all towels and bath robes are 100% cotton. All bedding is laundered at 60 degrees centigrade.

The patio area is accessed through French doors with wooden threshold. The private part of the courtyard garden contains large pots with shrubs. Wooden fencing is provided between the Ostlery and Coach House.

Outside furniture is provided and includes a table, 6 chairs, parasol and barbeque. A rotary clothes line and pegs are provided.

The Ostlery

Access is off the gravelled parking area with a step up to the door. Coat hooks are provided inside the front door. Inside the cottage, the kitchen has tiled flooring, the bathroom has cushionfloor and all other rooms are carpeted. There is a rug in the centre of the lounge area. A cotton bathmat is provided in the bathroom.

All internal doors have standard door handles, and all windows are double glazed with locks on all openings. All lighting insofar as possible are fitted with low energy bulbs. A smoke detector is situated in the lounge area.

The kitchen is fully fitted with laminate worktops and includes cooker, extractor fan stainless steel sink, microwave oven, fridge freezer, dishwasher and washing machine. A cupboard in the kitchen contains sweeping brush and mop. A vacuum cleaner is provided.

Bedroom 1 has a king-size bed, wardrobe, chest of drawers, a chair, mirror and two bedside tables.

Bedroom 2 has twin beds, wardrobe, chest of drawers, mirror and two bedside tables.

All beds are fitted with mattress protectors. All quilts and pillows are hypo-allergenic and all pillows have pillow protectors. All bedding is hotel grade percale polyester cotton and all towels and bath robes are 100% cotton. All bedding is laundered at 60 degrees centigrade.

The lounge/dining area has coffee table, two sofas, a dining table and four chairs, table lamp, TV and DVD player with Freeview. There is a wood burning stove. A smoke detector and a carbon monoxide detector are fitted.

The bathroom has a toilet, bath with bath mixer taps and electric shower above. It has a tempered glass screen. There is a basin with mixer taps, a glass shelf and mirror. There is a shaver socket and automatic extraction. A Rubber shower mat is provided.

The patio area is accessed via French doors with wooden threshold and small step down on to paving. The private area of the brick walled courtyard is level mainly laid to gravel with potted plants. Wooden fencing is provided between the Ostlery and the Coach House.

Outside furniture is provided and includes table, 4 chairs, parasol and barbeque. A rotary clothes line and pegs are provided. Courtesy lighting is provided by the door. Outdoor lighting is provided in the patio area.

The Aviary

The Aviary is accessed via the gravelled private courtyard. There are two steps up to the entrance door and a wooden threshold.

The open-plan living area has pine flooring with a rug by the seating area. There is a sofa, coffee table, dining table and chairs, table lamps, TV and DVD player. A screen separates the living from the sleeping area which contains a king size bed, and bedside tables. Clothes hanging storage, shelves and drawer storage are provided.

The fully fitted kitchen contains oven, hob, dishwasher, fridge with icebox and microwave oven. The sink is stainless steel and has a mixer tap. A frosted glass window provides natural light.

The shower room contains toilet, basin and shower enclosure with electric shower and heated towel rail. A rubber shower mat is provided. A cupboard contains storage space and washing machine.

Access to the private courtyard garden is via the front door. It has various plantings of shrubs and flowering plants.
